What commercial lease insurance requirements are
Commercial lease insurance requirements are the insurance conditions a commercial lease puts on the tenant for the term of the lease. They are contract terms. The Insurance Code does not set one statewide limit, deductible, or endorsement list for every tenant. The California Department of Insurance commercial insurance guide describes legal liability coverage for loss to real and personal property of others caused by negligent acts, and says that coverage is most often purchased for tenants in commercial buildings.
The same guide describes business interruption as time-element coverage that replaces lost business income after a covered loss to business property. What a given lease asks for is in the insurance paragraph and any exhibit: liability limits, the landlord as an additional insured, waiver of subrogation, property, and sometimes business income and workers' compensation. Read that exhibit before a policy is issued.
A certificate of insurance can report what the policy already provides. It cannot add a status the endorsement does not give. The clause-by-clause page is commercial lease insurance requirements. The liability product those leases usually name is general liability.
