Certificate of Insurance (COI) in Stockton, CA

Answer: A certificate of insurance (COI) in Stockton is an ACORD 25 (or similar) evidence form that proves your commercial policy is in force — with limits, additional insured names, primary & non-contributory wording, waivers, and notice periods your landlord, general contractor, or hospital credentialing desk demanded. Insurance City Agency, LLC (CA License #6003045) targets COI issuance within 24 hours after binding when the insurance exhibit and legal names are complete. Call (209) 670-1556.

A COI is not the policy and does not create coverage by itself. If the endorsement is missing on the policy, the certificate will not save a rejected lease or a stopped job. That is why we read the Stockton lease or contract first, bind the right endorsements, then issue the certificate.

Context: Verisk’s 2024 General Liability Executive Insights cites a five-year average GL claim severity of about $78,224 (with loss-adjustment expenses) — landlords want proof of $1M/$2M before handing keys. The CDI 2025 P&C market share report shows roughly $2.36 billion CMP liability and $4.10 billion CMP non-liability direct written premium in California — certificate requests often span both liability and property evidence.

What is a certificate of insurance?

Definition: A certificate of insurance is a snapshot document summarizing who is insured, which carrier and policy numbers apply, what limits are shown, who is listed as certificate holder or additional insured, and what special wordings (primary & non-contributory, waiver of subrogation, cancellation notices) appear. For a deeper primer, see what is a certificate of insurance and why clients ask for it. The current form edition is on the ACORD 25 page.

How to get a Stockton COI within 24 hours

1. Send the contract pages — lease ¶8 / Exhibit B, GC subcontract, or hospital checklist.
2. Confirm entity names — LLC vs DBA; landlord legal name vs property manager.
3. Bind or endorse first — AI, primary & non-contributory, waiver, WC waiver if required.
4. We issue the ACORD 25 — target within 24 hours after binding for standard retail, office, and medical-office classes.
5. Deliver and calendar — email to landlord; re-issue before renewal so the lease does not lapse.

Where we issue certificates

Walk in at Insurance City Stockton (956 W Robinhood Dr), visit San Jose at 25 N 14th St Ste 125, or call from San Rafael / anywhere in California. English and Spanish. ITIN welcome. Fee claim only: no broker fees on standard policies (Stockton & San Jose offices).

What should appear on a Stockton landlord COI?

Print this beside your lease exhibit. Every “required” row should appear on the bound policy and on the ACORD 25:

• Policy effective and expiration dates that cover possession day
• General liability limits at or above the lease floor (often $1M/$2M)
• Additional insured — lessor (and manager if named) with exact legal spelling
• Primary and non-contributory wording when the lease demands it
• Waiver of subrogation on CGL (and WC when required)
• Certificate holder block addressed to the landlord or property manager
• Cancellation / material-change notice language matching 10/30-day lease terms when required

If your Stockton landlord rejects the first COI, send us their redlines — we revise endorsements and re-issue rather than arguing about a PDF that the policy never supported.

Frequently asked questions

Is a COI the same as insurance?

No. The COI is evidence. Coverage lives on the policy and endorsements. A pretty certificate with wrong or missing endorsements still fails landlord review.

How fast can Insurance City issue a Stockton COI?

We target within 24 hours after the policy is bound with the correct names and endorsements for standard classes. Incomplete exhibits slow the clock.

Can you add my landlord as additional insured on the certificate?

Yes — when the policy is endorsed for that landlord (or a qualifying blanket AI). We will not show AI wording on a COI that the policy does not support.

Do you issue COIs for jobs outside Stockton?

Yes. Certificates for San Joaquin County jobs and statewide contracts are routine when the underlying policy is with us.
