A rented house, townhome, or backyard cottage in Mountain House belongs on a landlord contract. The homeowners policy that applied while you slept there stops being the right contract when a tenant holds the keys. Insurance City Agency, LLC writes that file from 956 W Robinhood Dr, Stockton, CA 95207, CA License #6003045. Phone and text: (209) 670-1556.

What is a DP-3 for a rented house in Mountain House?
A DP-3 is a dwelling policy that names the owner and covers a house someone else lives in. The tenant is not the named insured. In Mountain House, that is the contract for a rented house, a rented townhome, or a rented backyard cottage once the owner has moved out. The HO-3 stays the contract for a home the owner still occupies.
Open the declarations and read the form title before you assume which contract you hold. One rented house is commonly written as a DP-3. A townhome often needs a landlord form that is read next to the association master policy. A small building with more than one rental can land on a dwelling form or on a commercial residential form. The form title decides it. Counting mailboxes does not. If you still live in the main house and only the backyard cottage is rented, say that first. Those two occupancies may need two contracts. The statewide note on a rented cottage is the rented ADU page.
How do the building, lost rent, landlord liability, and the tenant's belongings divide?
Four jobs sit on a landlord contract, and they are not interchangeable. The building is insured for rebuild cost. Rent that a covered loss stops you from collecting is a separate part, often titled fair rental value or loss of rents. Injury on the rental is landlord liability. Couches, clothes, and the tenant's electronics stay on a renters policy the tenant buys.
| Question the contract answers | On the Mountain House landlord form |
|---|---|
| Who is named | You, the owner. The tenant is not a named insured. |
| Which building | The rented house, townhome, or backyard cottage, described as rebuild cost. |
| Fence, detached garage, shed | Only if the landlord form lists other structures. The occupied-home contract does not carry them over by itself. |
| Rent after a covered loss | The fair-rental-value or loss-of-rents part, for the months the form allows, while that loss keeps the unit off the rental market. |
| A tenant who stops paying in a livable unit | A different problem. See the unpaid rent page. |
| Damage the tenant causes | See the tenant damage page. Do not assume the rent part pays it. |
| Someone hurt at the rental | Landlord liability, at the limit printed on the declarations. |
| Tenant furniture | A renters policy in the tenant's name. |
| You still sleep in the main house | That occupied house stays on the homeowners contract. The rented piece is quoted on its own. |
Form titles differ by carrier. Fair rental value, loss of rents, and loss of use are three labels for neighboring ideas, and a reader can mix them. Match the label on your declarations to the row above before you decide what the contract pays.
What is specific about renting a home in a Mountain House neighborhood?
Mountain House incorporated as a city on July 1, 2024. The city's financial reports page says that as of that date Mountain House is officially incorporated, and earlier audits were under the Mountain House Community Services District. The government page says Mountain House became California's 483rd incorporated city in July 2024 and uses a council and city manager form of government. The city council sets policy and the budget. The city manager carries out that policy.
The city's planning page describes the community as 12 neighborhoods organized around centers with parks, schools, and small commercial areas, planned for approximately 44,000 people and 16,000 dwelling units at full buildout. The same page publishes residential building permits by neighborhood as of April 1, 2025: 9,045 permits issued and 8,467 finaled. Neighborhoods on that table include Bethany, Wicklund, Altamont, Questa, Hansen, Cordes, and College Park, plus Lakeshore and Lakeview. Future neighborhoods on the table are Lakepoint, Palm Lake, and Town Center. Bethany's primary units were finaled on that April 1, 2025 table. College Park, Lakeshore, and Lakeview still showed primary units remaining. The parks page says each neighborhood has its own five-acre Village Park, and that some villages have additional small neighborhood parks. Street-tree plans are published by village for Altamont, Bethany, Hansen, College Park, Questa, and Wicklund. Put the village name next to the street address. Year built and roof come from that address.
If the house or townhome sits in a homeowners association or a master association, read that association's leasing rules before a tenant moves in, and ask the association for the master policy declarations. Those rules are the association's, not the city's. A townhome landlord form has to be read next to whatever the master policy already covers.
Flood for the parcel is a separate lookup. Use FEMA's Flood Map Service Center for the address. The home-side reading of flood, fire protection, and the homeowners form for Mountain House is on the Mountain House homeowners page. Come back here for the rented house, townhome, or backyard cottage, and say whether anyone still lives in the building.
What should change before you move out and a tenant moves in?
Call before the tenant's first night, not after. An owner-occupied homeowners policy describes you living there. A landlord contract describes a tenant living there. Occupancy, the rent interest, and who is responsible for the building all change on that night. The office needs the lease start date, whether you are keeping a bedroom or the backyard cottage, and the declarations in force today.
Add construction year, roof covering, roof age, and any solar array or detached building added after those declarations were issued. When a master policy already insures the townhome shell, attach those declarations so the landlord quote is not built as if you had to rebuild the whole structure alone. A file still marked owner-occupied will not describe a house that is about to be leased.
What happens to coverage when a Mountain House rental sits empty between tenants?
Vacancy is a word the landlord form defines, and the day count lives in that form. Mountain House city hall does not publish an insurance vacancy count. When the keys are back and no lease is running, give the Stockton office two dates: the morning the last tenant returned the keys, and the day the next lease is scheduled to begin.
A tenant visiting family for a weekend is not that status. Painting under a lease that is still signed is not that status either. The form's definition controls. The longer California discussion of an empty rental is the vacant rental page.
What goes into a Mountain House landlord quote?
Five facts set the form and the dwelling limit: street address with the village, construction year and roof, whether a lease is signed, the association master policy when one exists, and the declarations you hold now. Insurance City Agency, LLC, CA License #6003045, takes that packet at 956 W Robinhood Dr.
- Write the house number and the village, such as Bethany, Wicklund, or College Park.
- Add construction year, roof covering, and roof age.
- Mark today's occupancy: lease signed, between leases, or you still sleep in part of the property.
- When an association is involved, attach the leasing rule for your lot and the master policy declarations.
- Attach the declarations you hold now so the form title and the dwelling limit are on the page.
- File the packet on the secure contact form. The phone is (209) 670-1556.
If the roof or the lease changed after those declarations were issued, describe the change in the same note. A Tracy rental is a different city guide: landlord insurance in Tracy. Spanish-speaking owners use the Spanish Mountain House guide and the same phone.
Frequently asked questions
Does the HO-3 stay in force after a Mountain House house is rented?
Only for the rooms you still occupy. The house, townhome, or backyard cottage you turn over to a tenant goes on a landlord contract with you named. The declarations should show that split before move-in day.
Does landlord insurance cover the tenant's furniture?
No. Couches, clothes, and the tenant's electronics sit on a renters policy the tenant buys. Your contract is the structure, other structures the form lists, rent lost while a covered loss keeps the unit unrented, and your liability as owner.
Where is the flood map for a Mountain House rental?
Look up the parcel on FEMA's Flood Map Service Center. Flood and fire-protection detail for an owner-occupied Mountain House home is on the Mountain House homeowners page. Include the address in the landlord packet so occupancy and the map are read together.
How long can a Mountain House rental sit vacant?
The city does not set that count. Read the vacancy clause on the declarations you already have, or on the form being quoted, and send the key-return date plus the next lease start date.
