Renters Insurance

Affordable protection for Central Valley renters

Renters insurance covers what you own inside a rented home and protects you if you are blamed for someone’s injury or damage. Your landlord’s policy covers the building, not you: the California Department of Insurance says plainly that your landlord does not provide insurance for your personal property. Renting is common here. The U.S. Census Bureau’s American Community Survey (2020–2024 5-year estimates) shows 46.1% of occupied housing units in Stockton are renter-occupied. Sources: CDI, Residential Insurance: Homeowners and Renters; U.S. Census Bureau, ACS DP04, Stockton city.

What renters insurance covers

  • Personal property (Coverage C) — furniture, clothing, electronics, bikes and kitchen goods, after fire, smoke, theft, vandalism or a burst pipe, including items stolen from your car or while you travel, on most forms.
  • Loss of use (Coverage D) — hotel, meals and other added costs when a covered loss forces you out while the unit is repaired.
  • Personal liability (Coverage E) — if a guest is hurt in your apartment, your dog bites someone, or your overflowing tub damages the unit below.
  • Medical payments to others (Coverage F) — small medical bills for a guest injured at your place, regardless of fault.

CDI describes typical renters policy amounts this way: personal property in an amount you choose, subject to the insurer’s minimum; loss of use at 20% of Coverage C; personal liability generally at a minimum of $100,000; and medical payments to others generally at a minimum of $1,000. What does renters insurance not cover?

Flood and earthquake. CDI says flood is generally not covered by a homeowners or renters policy; renters can buy contents coverage through the National Flood Insurance Program, up to $100,000 for personal belongings. Earthquake needs its own policy too, and the California Earthquake Authority sells renters policies through participating insurers. Sources: CDI; California Earthquake Authority. Renters policies also leave out your roommate’s belongings unless they are named on the policy, business equipment beyond a small limit, your car (that is auto insurance), and high-value jewelry above the policy’s special limits, which can be scheduled on a valuable items floater.

How much personal property coverage do I need?

Add up what it would cost to replace everything you own at today’s prices. Walk room by room, take photos or a video, and keep receipts for larger items. CDI recommends keeping that inventory somewhere other than your home. Also ask whether a quote pays replacement cost (new items of like kind and quality) or actual cash value (minus depreciation). On a five-year-old couch and laptop, that difference shows up at claim time.

How much does renters insurance cost?

Usually a few dollars a month, which is why it is one of the easiest policies to add. The exact premium depends on your ZIP code, the personal property limit, the liability limit, the deductible, whether the policy pays replacement cost or actual cash value, and any extras such as scheduled jewelry.
