What is rental property insurance?

Rental property insurance, often called landlord or dwelling insurance, covers a house, condo or small multi-unit building that you own and rent to someone else. It protects the building, the rent the building earns, and you as the owner if a tenant or visitor sues over an injury on the property. It is a different contract from the homeowners policy you carry on the house you live in, because a tenant, not you, occupies the home.

Who rents in San Joaquin County?

A large share of local households. The U.S. Census Bureau’s American Community Survey (2020–2024 5-year estimates) puts renter-occupied housing at 38.0% of occupied units in San Joaquin County, about 93,220 households. Source: U.S. Census Bureau, ACS DP04, San Joaquin County. Every one of those rentals has two policies in play: the owner’s landlord policy on the building and the tenant’s own renters policy on what is inside.

What rental property insurance covers

  • Dwelling — the rental building itself after fire, wind, a burst pipe, vandalism or other covered damage.
  • Other structures — detached garages, fences and sheds on the rental lot.
  • Fair rental value (loss of rents) — the rent you lose while a covered loss makes the unit unlivable.
  • Landlord liability — injury claims from a tenant’s guest who falls on broken steps, or a neighbor hurt by a falling tree limb.
  • Landlord’s contents — appliances, window coverings and furniture you provide, with a separate limit.
  • Optional endorsements — building code upgrade, vandalism by tenants, and water backup, depending on the form.

What it does not cover

The tenant’s belongings: the California Department of Insurance says plainly that a landlord does not provide insurance for a renter’s personal property, which is why tenants need their own renters insurance. CDI also notes that flood is generally not covered on residential policies, and that earthquake damage needs a separate earthquake policy. Sources: CDI, Residential Insurance: Homeowners and Renters; CDI, Earthquake Insurance. Most landlord forms also exclude wear and tear, pests, mold from long-term leaks, and losses during extended vacancy, so tell us if a unit will sit empty between tenants.

Long-term rental, short-term rental, or a room in your own home?

These are different risks. A year-long lease fits a landlord dwelling policy. Renting the whole house by the night on a booking platform is a short-term rental that many landlord forms exclude or limit. Renting one room in the house you live in usually stays on your homeowners policy, with the insurer’s approval. If you are moving out and turning your home into a rental, our HO-3 to DP-3 guide walks through the switch, and landlord insurance in California explains the DP-3 form in detail.

How much does rental property insurance cost?

Landlord premiums follow the building: the rebuild cost, age and updates, number of units, construction, location and wildfire exposure, plus the lease type, vacancy, the liability limit, the loss-of-rents limit and the deductible. What we need to quote a rental property

  • Property address, year built, square footage, construction and number of units.
  • Roof, electrical, plumbing and heating update years.
  • Lease type (annual, month-to-month, short-term) and whether it is occupied now.
  • Monthly rent, so loss-of-rents coverage matches it.
  • Current declarations page and any claims in the last five years.
