The price follows what it would cost to rebuild the house, where the house sits, the roof, and the age of the plumbing, electrical, and heating. Location includes wildfire hazard and the flood zone. Claims on the home and on the owner matter, and so do the limits, the deductible, and any endorsements. Flood itself is a separate policy.

Why did my homeowners renewal go up?
A renewal premium can change when rebuild cost changes, when the risk at the address changes, or when the insurer changes the rate on file. The Department of Insurance explains that Proposition 103, approved by voters in 1988, requires residential insurers to submit rate filings for prior approval by the Insurance Commissioner, and that those rates cannot be excessive, inadequate, or unfairly discriminatory. The renewal packet shows which piece moved. Send that packet with the declarations page.
Does my fire hazard severity zone matter?
Yes, the fire-hazard map is one input. The Office of the State Fire Marshal classifies land in the State Responsibility Area as a moderate, high, or very high fire hazard severity zone. Those maps describe hazard from physical conditions. They do not score the risk that remains after home hardening. Look up the address on the map and send us the result with the roof year. The zone label alone does not set the premium.
Does a flood zone change the homeowners policy?
A flood zone is a separate question from the homeowners premium. The FEMA Flood Map Service Center is where the flood zone for the lot is looked up, and flood damage is not what a standard homeowners policy is written to pay. Flood coverage is its own policy. Send the address and we will pull the map with the homeowners quote, then talk through whether a flood policy belongs beside it.
How much does the roof matter on the quote?
The roof year and the roof material belong on the quote because they change the repair. Our article on how the roof affects the homeowners quote covers age, material, and condition in detail. Send the year the roof was installed, the material, and any invoice for work done since, and we will use those facts on the new quote.
Does claims history on the house or on me matter?
Yes. Insurers use prior homeowners claims when they decide what to offer. The Consumer Financial Protection Bureau explains that specialty consumer reporting companies collect claims on homeowners policies and that you request the report from the company. The Bureau's page on C.L.U.E. describes that exchange of home insurance and personal property claims. Read the report before you shop, and dispute an entry you believe is wrong with the reporting company. Send us the declarations page either way.
What can I change before I ask for a new quote?
You can revisit the deductible, the limits, and the endorsements, and you can finish home-hardening the Department already describes. A deductible can be a flat-dollar amount or a percentage of the dwelling limit. The declarations page shows which one you have. California Code of Regulations, title 10, section 2644.9, as the mitigation FAQ from the Department describes it, requires a rating plan to carry a separate discount or credit for each mandatory wildfire-mitigation factor in the regulation. The Safer from Wildfires FAQ says to tell the insurer after the work is done and to expect that proof or an inspection may be required. How much dwelling coverage to carry is a limit question, not a price question. If the home and the auto should be quoted together, use the combined home and auto quote below.
What is a rating factor?
A rating factor is a detail of the house, the lot, the claims record, or the coverage choices that the insurer uses when it applies a filed rate. Proposition 103 is the prior-approval rule for that filing. The factor is not the premium. It is one of the inputs the quote asks you to confirm.
Which factor moves the price, and what do I send?
Use the row that matches the paper in front of you. The last column is what to send with the re-quote.
| Factor | Why it moves the price | Can you change it? | What to send us |
|---|---|---|---|
| Rebuild cost | The quote follows what it would cost to rebuild the house, not the sale price. | You confirm the facts. The limit itself is covered on the how-much guide. | Square footage, year built, and the current declarations page. |
| Wildfire hazard zone | The fire-hazard map describes physical conditions at the address. | Home-hardening does not redraw the map. It is a separate fact on the quote. | The map result for the address and any hardening proof. |
| Flood zone | Flood is a separate policy. The homeowners policy is not written to pay flood damage. | You can add a flood policy. You cannot move the zone by asking. | The address, so we can pull the FEMA map. |
| Roof | Year and material change the repair the policy is pricing. | A completed roof replacement is a new fact. Age alone is not a choice. | Roof year, material, and invoices. |
| Plumbing, electrical, heating | Older systems change the repair and the risk the filed rate is applied to. | Updates you have finished are facts you can document. | Year and type of each update. |
| Claims history | Prior homeowners claims are part of what the insurer reviews. | You can dispute an entry you believe is wrong with the reporting company. | The declarations page, and the report if you have it. |
| Coverage choices | Limits, a flat-dollar or percentage deductible, and endorsements change what is quoted. | Yes. Those choices are on the declarations page and on the new quote. | The declarations page, with the deductible circled. |
How do I read the renewal and ask for a re-quote?
Read the renewal in this order, then ask for a new quote. Insurance City Agency, LLC prepares it at 956 W Robinhood Dr, Stockton, CA 95207, CA License #6003045. Call (209) 670-1556.
- Find the expiration date and whether the packet is a renewal offer or a nonrenewal notice. If it is a nonrenewal, start with that guide before you shop the price.
- Read the dwelling limit and note whether settlement is replacement cost or actual cash value. The amount of coverage is the job of the how-much guide.
- Note the deductible as the declarations page prints it, flat-dollar or a percentage of the dwelling limit.
- Write the roof year and material, and the age of the plumbing, electrical, and heating.
- Look up the address on the fire-hazard map and on the FEMA flood map. Keep both printouts.
- Request your claims-history report and mark any entry you will dispute.
- Send the renewal, the declarations page, the maps, and the roof facts. Ask for the quote with the effective date you need.
Can I quote the home and the auto together?
When you want both the homeowners policy and the auto policy on one application, use the combined home and auto quote. A homeowners-only request stays on the home quote above.
