Under contract on a new River Islands home? The evidence of insurance has to reach the lender before funding. Send Insurance City Agency, LLC the builder and plan name, square footage, stories, garage bays, lot or street address, close date, and the lender’s name and loan number for the mortgagee clause. What should you send so the binder is ready before closing?
Send the builder, the plan name, the square footage, the number of stories, the garage bay count, the lot or street address, the close date, and the lender’s name and loan number. Those details set the dwelling limit and the mortgagee clause on the evidence of insurance. The price on the purchase contract is not a rebuild cost, so we do not use it as the dwelling limit.
A plan sheet answers most of this. If the lot number on the contract is not the final street address yet, send the updated address before we release the evidence of insurance to escrow. The lender’s clause has to match the name and loan number on the instructions, including any successor or servicer they name.
Which River Islands neighborhoods are selling now?
On October 19, 2026, the River Islands neighborhoods page showed fifteen communities without a sold-out or coming-soon badge. The table lists each builder with the square feet and the story count printed on that page. Garage bay counts are on the plan sheet, because most of those cards do not print them.
According to the River Islands neighborhoods page:
| Neighborhood | Builder | Square feet listed | Stories listed |
|---|---|---|---|
| Bridgeway | Risewell Homes | 1,953–2,339 | 1–2 |
| Capri | Kiper Homes | 2,484–3,294 | 2 |
| Chantara | Tri Pointe Homes | 2,373–2,842 | 2 |
| Clearwater | Signature Homes | 3,071–3,717 | 2 |
| Del Webb | Del Webb | 1,451–2,743 | 1 |
| Heritage | Lennar | 1,820–2,152 | 2 |
| Mainstay | Pulte Homes | 3,167–3,643 | 2 |
| Meridian | Lennar | 2,296–2,767 | 2 |
| Monterey | Van Daele Homes | 1,885–2,365 | 2 |
| Paddlewheel | Taylor Morrison | 2,725–3,465 | 2 |
| Serena | Kiper Homes | 2,594–3,433 | 2 |
| Skye | Kiper Homes | 2,100–3,678 | 1–2 |
| The Shores | Pulte Homes | 3,698–4,936 | 2 |
| The Tides | Tri Pointe Homes | 2,373–3,611 | 2 |
| Westwind | Van Daele Homes | 1,896–2,664 | 1–2 |
Del Webb’s card on that page describes a community designed for 55+ living and three collections of single-story homes; the stat line is one story and 1,451–2,743 square feet. Lennar’s Meridian card describes NextGen suites with separate entrances for multi-generational living. Kiper’s Capri card mentions multi-generational suites, and Kiper’s Skye card mentions multi-generational living spaces with their own entrances. Paddlewheel’s description says the homes have 3-car garages. The index does not list garage bays for the other neighborhoods, so send the bay count from your plan sheet even when the table above is blank on that point.
The same page marks Driftway by Lennar and Hideaway by Van Daele Homes sold out, and it marks Enclave by Signature Homes coming soon. Enclave’s card also says “Grand Opening on October 17th” and describes single-family attached homes of 1,624–2,202 square feet and two stories. We do not treat a coming-soon badge as an open sales office. If you are already under contract in a sold-out neighborhood, we still quote the house; send the plan sheet.
What is a builder warranty, and what does the homeowners policy cover instead?
A builder warranty is the written promise to repair the construction defects the warranty lists, for the time the warranty states. A homeowners policy is a separate contract that pays for sudden accidental damage the form covers, such as fire, wind, theft, and liability to other people. The homeowners policy does not take over the builder’s repair duty, and it does not cover flood water or earthquake shaking.
| Builder warranty | Homeowners policy | Flood policy | Earthquake policy | |
|---|---|---|---|---|
| What it is | The builder’s written promise to repair listed construction defects | The policy for the dwelling, belongings, liability, and loss of use, subject to the form | A separate policy for flood as that form defines it | A separate policy for earthquake shaking |
| Who pays | The builder provides it with the new home. Read the warranty for any deductible it names | The homeowner pays the homeowners premium | The homeowner pays a separate premium | The homeowner pays a separate premium if they choose the coverage |
| What it does not do | It does not pay a fire after you own the house, and it does not name your lender | It does not repair the builder’s workmanship, and it does not cover flood or earthquake | It does not replace the homeowners policy | It does not replace the homeowners policy |
How do you get from a signed River Islands contract to the keys?
Start the homeowners quote when the contract is signed, not the week of the walk-through. Escrow needs evidence of insurance that names the lender before the loan funds, and a missing mortgagee clause is what delays a closing we otherwise could have finished.
- Send the signed contract’s builder, plan name, square footage, stories, garage bays, lot or address, and close date.
- We set the dwelling limit from the plan’s size and construction, not from the price on the contract.
- Send the lender’s legal name and loan number so the mortgagee clause matches the escrow instructions.
- Look up the parcel on FEMA’s map, or ask us to do it with you, before the lender’s flood question arrives.
- We issue the evidence of insurance to the lender and to escrow once you choose the policy.
- After the keys, tell us if the recorded street address differs from the lot number so the policy shows the address the deed uses.
Do River Islands neighborhoods come with an HOA master policy?
Most River Islands neighborhoods are built without an HOA, so there is often no association master policy to cover the building. The owner’s homeowners policy then has to insure the whole dwelling. A few attached neighborhoods are different, and those buyers need the association’s declarations before we pick the form.
The River Islands FAQ states it this way: “Generally, the neighborhoods within River Islands are built without an HOA. However, we do have some single-family attached neighborhoods within River islands that will have common areas and will be charged HOA dues plus property tax.” The same answer says CC&Rs cover the whole River Islands area whether or not an HOA applies, and that CC&Rs themselves have no dues (River Islands FAQ). Enclave is the attached neighborhood the neighborhoods page currently flags as coming soon. If your neighborhood will charge HOA dues, send the master policy declarations and the insurance section of the CC&Rs. If it will not, we quote the dwelling on your own policy.
Where should a buyer check flood before a River Islands closing?
Look up the parcel on FEMA’s Map Service Center. A lender requires flood insurance only for a Special Flood Hazard Area property when the loan is federally backed, according to FEMA’s National Flood Insurance Program. Levee, Reclamation District 2062, and rooftop-solar detail for Lathrop is on our Lathrop homeowners page, which is the city hub for this community page.
Frequently asked questions
What does escrow need from us before a River Islands closing?
Escrow needs evidence of insurance that names the mortgage lender and shows the dwelling limit, the effective date, and the property address or lot. We can send that once we have the plan sheet, the close date, and the lender’s name and loan number. Call or text (209) 670-1556 if the close date moves.
Does a Del Webb single-story home at River Islands use a different policy because it is 55+?
The age restriction is a community rule, not an insurance form. Del Webb’s card lists single-story plans, and we still set the dwelling limit from the square footage and construction on your plan. Tell us about the clubhouse only if the association’s documents say a master policy covers part of the building.
Does the homeowners policy replace the builder warranty?
No. The warranty is the builder’s promise to repair listed construction defects. The homeowners policy pays for sudden accidental losses the form covers, such as fire, wind, theft, and liability. Keep both. Neither one covers flood or earthquake shaking.
Who decides whether flood insurance is required at closing?
The lender decides based on the flood zone for that parcel and whether the loan is federally backed. High-risk zones that start with A or V are Special Flood Hazard Areas. Look the address up on FEMA’s Map Service Center, or send it to us and we will check it with you. We can quote flood coverage next to the homeowners policy when the lender requires it.
