What is a binder on a new Manteca home?

A binder is temporary evidence of insurance that a lender can hold while the homeowners policy is issued. It should name the buyer, the lot or street address, the dwelling limit, and the mortgagee. Replacement cost is the cost to rebuild the house from the plan size and construction, and it is not the price printed on the purchase contract.

Keep the builder warranty separate. It repairs the defects the warranty lists. The homeowners policy responds to sudden accidental losses the form covers, such as fire, wind, theft, and liability. Neither one is a flood policy or an earthquake policy.

What should a buyer under contract in Griffin Park, Oakwood Trails, Villa Ticino, Denali, or Cedar Point send?

Send the builder, the collection or plan name, the square footage, the stories, the garage bays, and whether solar is owned or leased. Add the lot or street address, the close date, and the lender name plus loan number for the mortgagee clause. If a suite can be rented, say whether it has its own exterior door.

Which of those Manteca communities are selling now, and what does each builder page list?

These builder pages, checked on October 20, 2026, show the communities below as selling, at grand opening, on final homesites, or with a home listed for sale. Square feet, stories, and bedrooms are the figures each page prints. Where a page skips garage bays or a story count, those facts belong on the plan sheet.

Each name links to the builder page that printed the figure. Sales-office streets appear only when that page prints them. Communities whose own pages say they are sold out are left off, and so are communities that were not confirmed on a builder page on this date.

What changes the quote: one story or two, a multigenerational suite, solar, or an HOA?

Story count, a suite that might be rented, solar ownership, and association dues each change the homeowners application even when the street is the same. A leased solar system belongs to the solar company, so ask before anyone treats the panels as part of the dwelling. The builder pages linked above do not say whether these communities charge association dues.

Question on the applicationWhat is confirmedWhat to send
One story or twoPrado is single-story. Sendero is two-story. Cielo is 1- and 2-story. Lilac and Willow split by plan. Aurora listed plans include both. Arroyo, Artisan, Terra, Lennar Denali, and Cedar Point do not print one story count for every plan. The plan sheet, not the community brochure.
Multigenerational suiteAurora at Denali describes an attached first-floor suite and a connecting interior door on select plans. It does not say there is a separate exterior entrance.Whether the suite has its own outside door, and whether anyone will pay rent to live there.
SolarKB Home pages in this list say Plus cost of solar. Pulte Lilac and Willow pages say solar and battery are included. Aurora names solar as a feature.Owned or leased. If leased, the system belongs to the solar company.
Association duesNot stated on the builder pages linked in the table above.Ask the sales office. If dues apply, send the insurance section of the CC&Rs.

If rent will be charged for a suite, say so before the form is chosen. A rented suite can belong on a landlord form. The purchase price still does not set the dwelling limit.

How do you move from a signed Manteca contract to the keys?

Start the homeowners quote when the contract is signed, not during the walk-through week. Escrow needs evidence of insurance that names the lender before the loan funds. A mortgagee clause that does not match the lender instructions is what holds up a closing that is otherwise ready.

  1. Send the signed contract builder, collection or plan, square footage, stories, garage bays, solar ownership, lot or address, and close date.
  2. The dwelling limit is set from the plan size and construction. The purchase price is not the rebuild cost.
  3. Send the lender legal name and loan number so the mortgagee clause matches the escrow instructions.
  4. Look the parcel up on FEMA Map Service Center, using the link in the next section, before the lender asks about flood.
  5. After you choose the policy, evidence of insurance goes to the lender and to escrow.
  6. When you have the keys, say if the recorded street address differs from the lot number so the policy shows the address on the deed.

Where do you check the flood zone for a new Manteca lot?

Look up the lot on FEMA Map Service Center before you treat any Manteca community as inside or outside a flood zone. This page does not assign Griffin Park, Oakwood Trails, Villa Ticino, Denali, or Cedar Point to the southwest floodplain. Use the Manteca homeowners page for Reclamation District 17 and the 200-year discussion, and use the FEMA search for the parcel itself.

Search the address or lot at FEMA Map Service Center. The city-level flood and Reclamation District 17 explanation stays on the Manteca homeowners page so this community page does not repeat it. If the lender requires a flood policy because of the zone on that parcel, it is a separate policy from the homeowners policy. A plain-language look at flood coverage outside a high-risk zone is on Should I buy flood insurance outside a high-risk zone?

Frequently asked questions

What is the difference between a binder and the homeowners policy on a new Manteca home?

A binder is temporary evidence of insurance a lender can hold while the homeowners policy is issued. The policy is the contract that stays in force after closing. Both should name the mortgagee and show a dwelling limit based on replacement cost, not on the price in the purchase contract.

Does a one-story plan in Griffin Park use a different policy than a two-story plan?

The contract can still be a homeowners policy. The story count changes the rebuild description, so the plan sheet has to come with the quote. Prado at Griffin Park is listed as a single-story community, and Sendero at Griffin Park is listed as two-story homes.

What should a buyer say about a multigenerational suite?

Say whether the suite has its own exterior door and whether anyone will pay rent to live there. Aurora at Denali describes a first-floor suite on select plans and a connecting interior door. That page does not say the suite has a separate exterior entrance.

Who checks the flood zone for a new Manteca lot?

Look the parcel up on FEMA Map Service Center. This page does not place Griffin Park, Oakwood Trails, Villa Ticino, Denali, or Cedar Point in a flood zone. Reclamation District 17 and the southwest 200-year discussion are on the Manteca homeowners page.
